Planning Commission Minutes October 6, 2025

PLANNING COMMISSION

 

October 6, 2025                                                                                                            Louisville, NE

The Louisville Planning Commission meeting was held on October 6, 2025 at the Louisville City Hall and called to order by Chairman Jim Ryan at 6:00 p.m. Members present Jason McClun, Colby Johnson, Mandy Wetterberg, Andy Mixan, and Dan Huber. Chuck Meyer and Jason Sellers were absent. Also present were Joel Jones, Public Works Director and guests. Chairman Ryan stated that a copy of the open meetings act is located at the rear of the room.

Wetterberg moves, McClun seconds to approve the minutes of the June 30, 2025 meeting. Motion carried by unanimous roll call vote of those attending.

Dave Wedekind presented a revised concept for a 33-lot subdivision on the Maxon property south of town. This concept is the same as the previous approved concept, but with fewer lots and no through connection to 156th Street. After a lengthy discussion, Mixan moves, Johnson seconds to approve the concept on the Maxon site subdivision as presented. Motion carried by unanimous roll call vote of those attending.

The discussion of tiny homes continued, led by Joel Jones, and the commission expressed their interest in seeing concepts and learning more. Joel will work on gathering further information.

Joel Jones presented on the topic of Accessory Dwelling Units, or ADUs. There have been inquiries by residents, specifically in TA zoning, looking to build additional residential structures on their properties without going through the rezoning process. After a lengthy discussion, the planning commission would like Joel to work with the specific residents on a solution.

Review of Section 4 of the Comprehensive Plan has been postponed to the next meeting.

Ryan moves, Wetterberg seconds to adjourn the meeting at 6:50 p.m. Motion carried by unanimous roll call vote of those attending.
